The Patrick Team will provide you with
an informative DVD produced by one of
the leading experts in real estate.
This short 19 minute video will explain
in easy to understand terms the pricing
strategies for marketing your home based
on years of experience in the industry. |

Exclusive Listing
Agreement |
The Residential Real Estate Listing
Agreement Exclusive Right to Sell form
is also prepared by the Texas Real
Estate Commission and is used by
REALTORSŪ to establish the agency
relationship between the real estate
Broker and the Seller. The
REALTORŪ signs the listing agreement for
the real estate Broker and this is
usually for a period of 6 months.
The Professional Fee paid to the Broker
upon the successful sale of the home is
disbursed to any buyer's Broker and
other REALTORSŪ involved in the sale. |

Comparative Marketing Analysis |
This is prepared by the REALTORŪ to
inform the Seller about the market for
his home, including competitive
properties, sold, active and expired
listings. |

Home
Book |
This is a marketing tool placed in the
home to inform prospective homebuyers as
they tour your property. The
Patrick Team has developed a Home Book
that is digitally created for backup
purposes in case a prospective homebuyer
takes the book home. |

|
|
Inspections |
To ensure that there are no last minute
delays in closing, the Patrick Team
recommends that a whole home inspection
be obtained on the home for placement in
the Home Book. The Patrick Team
will also order a free termite
inspection for the home so that this
report will be available for the Home
Book. |

|
Talking House |
We use a unique technology to broadcast
a 24-hour continuous message on the best
features of your home. |
|
|
|
|
Digital Photos |
The Patrick Team will take digital
photographs for the Home Book and for
the MLS listing. If you have
seasonal photos, please make them
available to place in the Home Book. |

|
|
|
Virtual Tour |
The Patrick Team will take digital
video for use in the marketing of your
home on our website and for the MLS
listing. A CD or DVD of the video
will be produced for use in the
marketing of your home. |

|
|
Survey |
A survey of the home will be necessary
if the Seller does not have a current
copy. The Patrick Team can arrange for
the Survey work to be performed at
Seller's expense. |

|
|
Title
Work |
A title company can prepare a title
search for the property to assure that
there are no issues clouding the title
for the property. |
