Completed Homes-
When Lennar and other builders have inventory homes
that are finished, there is
pressure to sell the homes to
release capital for additional
production. Lennar's managers often
say that a builder will pay
carrying costs of almost 2% of a home's value per
month for a completed home
($3,000 per month on a $150,000 home, for
example). This
urgency to sell a home is often
concealed with a "poker face" by
the on-site sales consultant. A
completed home could have
thousands of undisclosed yet
available incentives that a
knowledgeable
REALTOR can obtain for
the homebuyer's benefit!
Buyer Incentives- The
rule with Lennar and other homebuilders is that
the more complete an inventory
home is, the greater
amounts of buyer incentives
available. Lennar
has now begun requiring that
the homebuyer use the builder's
mortgage company in order to
benefit from the incentives, but
a certain transaction late in
the month may deserve a waiver
of this condition.
Realtor Bonuses- It may
be possible to convert Realtor
bonuses offered by Lennar and
other builders into
thousands of dollars in savings
against closing costs...or
outright price reductions.
Each transaction is unique,
depending upon the completion
stage of the home, community
completion, and business cycles.
Any REALTOR bonuses will
be disclosed to the homebuyer.
Avoiding Pitfalls With
Homebuilders- The home
buying and building stages are
designed to benefit Lennar's business processes
first, and the homebuyer's
interests second. Lennar
often discourages onsite
progress inspections and
prohibits the homebuyer from
speaking with the actual builder
